This addition and renovation to existing Victorian semidetached unit required a substantial structural rescue.
After initial discoveries and daylighting, we have exposed severely deficient foundations or no foundation walls just covered with drywall from the inside. Sections of damaged stone foundation walls were repaired and tuckpointed while other sections were underpinned with toe footings and retaining walls. All new foundation walls were constructed in ICF up to first floor level. Above ground floors were framed using LVL and conventional lumber with exception of new party wall constructed with reinforced 190 concrete blocks. Addition and existing building were unified with EIFS applied to side and rear elevations.
The project created three separate apartments with individual entrances and plenty of bright, functional spaces on each level.
