The existing structure on Winona Drive was a single-storey wood-frame bungalow. While we strongly believe that retaining and retrofitting existing buildings is the most effective way to minimize the carbon footprint of construction, the condition of this building made that approach unfeasible. The decision was therefore made to demolish the existing structure and excavate the site to accommodate a new building. New residential building contains three self-contained dwelling units arranged over three levels, representing a small-scale example of the "missing middle" housing typology. The site grading and landscape design respond to the property's significant change in elevation. To support the City's environmental objectives and maximize permeable green space on this infill site, the parking area is finished with Turfblock paving, allowing stormwater infiltration while maintaining a functional parking surface.

Although we strongly believe in saving whatever possible and retrofit approach as the best way to minimize construction carbon footprint, this one was absolutely off the scale. The decision was made to demolish and excavate to accommodate new structure. The proposed new residential building contains three separate residential suites on three levels. It is the missing middle on the small scale of multiunit residential buildings. Site grading and new landscaping accommodates existing lot topography with abrupt change of elevation across the site. The new parking area is paved with permeable Turfblock units to comply with City of Toronto environmental policies and to maximize green areas of this infill project.
