The warehouse building was designed and constructed in 1991 using conventional structural steel framing and masonry construction. Originally intended to accommodate multiple light industrial tenants, the facility was subsequently repurposed for occupancy by a single owner. As part of this conversion, the building was upgraded to support robust production lines and specialized manufacturing equipment. In addition, insulated floor slabs were incorporated in designated areas to facilitate drive-through deep-freezer storage.
